The Project
The 66,610sqm warehouse and distribution facility was completed in July 2024 on behalf of Mirvac, with Winning Appliances taking a long-term lease prior to construction. The site provides a new head office and Sydney distribution facility for Winning.
The bespoke facility comprises a two-storey main office, two dock offices and two additional amenities blocks. The ambient warehouse is accessed by 37 recessed docks and 37 on-grade docks all under large, cantilevered awnings. The warehouse is protected by a K25 ESFR sprinkler system.
Truck and car movements are separated at all times, and the site operates in a single direction of travel to maximise safety.
Being an anchor and the largest building on the 60 hectare Aspect Estate, the main office of the Winning facility received particular design focus, both internally and externally with external feature facade screening and premium grade entry foyer finishes.
The facility was designed and constructed to achieve a 6 Star Greenstar rating and comprises EV charging, solar panels, a recycled water connection point for future use and large capacity underground rainwater harvesting tanks.
Staff are provided with high spec end of trip facilities and amenities and external break out areas are provided on both ground and first floor.
Services
Plan Project Managment (PPM) was engaged by Mirvac following the State Significant Development Application (SSDA) and prior to Approval. PPM compiled the tender documents, amending the Brief where required and then tendered the project to a panel of selected D&C Contractors.
PPM administered the tender process, tracking and responding to all RFIs. PPM then provided a tender review and recommendation incorporating the agreed allocation of clarifications and exclusions. Once the SSDA approval was received, PPM assisted in the finalisation of the D&C Contract.
Post contract PPM provided all Contract Administration and Superintendent functions, including but not limited to, liaison with DPE appointed environmental consultants, weekly traffic reporting, progress and variation claim assessment (with QS support) drafting and chairing PCG meetings and general quality and progress assessments. Liaison and close coordination with the ongoing estate infrastructure works was a key component of the PPM role.
Tenant fit out coordination was another role that developed as the base build project neared completion.
