Switchyard reimagines a former rail stabling yard into a multi-award-winning industrial estate and one of Sydney’s premier logistics precincts, catering for the growing e-commerce and ‘last mile’ delivery demands.
Spanning a 14-hectare site, the development comprises 27 high-quality warehouse units, ranging in size from approximately 1,500 sqm to 6,500 sqm. The estate delivers around 72,000 sqm of flexible, high-clearance floor space, supported by ancillary office accommodation, café/retail amenities, and premium-grade finishes. Targeting a 5 Star Green Star rating, Switchyard sets a new benchmark for sustainable and flexible industrial development.
Extensive estate infrastructure works were required, including HV feeder extension from the local zone substation, sewer redirection and extension, water main upgrades, NBN infrastructure, and delivery of a new roundabout intersection.
The project also involved the procurement and management of 25 DA’s and DA Modifications, reflecting its scale and complexity across a site with heritage overlay.
Plan PM also led the coordination of a diverse range of specialised integrated tenancy fitouts, including freezer storage to –25 °C, dangerous goods facilities, sporting and recreation facilities, special commodity storage, light industry processing plants and more.
