Situated on a 42,000 m² site, the development comprised the constructions of 24,000 sqm of heavy-duty concrete pavement designed to accommodate storage of fully loaded shipping containers up to five high. A further 8,000 sqm of pavement was constructed to accommodate empty container storage, also allowing containers to be stacked up to five high.

The existing site presented significant geotechnical constraints due to areas of uncontrolled and loose fill. To achieve the required pavement performance and bearing capacity for the proposed heavy-duty container storage operations, approximately 20,000 m³ of unsuitable material was removed and replaced on the site. Additional ground improvement works consisted with the installation of approximately 2,250 no. Controlled Modulus Columns (CMC Piles) to improve the underlying ground conditions and support the heavily loaded pavement areas.

The works were delivered across three separate construction stages, requiring the management and coordination of early works civil packages together with the subsequent Principal Contractor works. This delivery strategy required careful management of design, programme, site interfaces and construction sequencing throughout the project by Plan PM.

Plan PM also managed the planning approval strategy, including the procurement and administration of a Development Application and two subsequent Complying Development Certificate modifications. The use of various planning pathways enabled staged commencement of construction activities by each of the separate contractors and allowed stage occupation and trading by the tenants within completed areas, while construction continued concurrently across the remainder of the site.
